The central feature of the masterplan is a cascading eco-park situated in a natural hollow. The design preserves the hilly landscape and leverages the natural topography—lowlands collect rainwater, while residential buildings placed on higher ground block road noise. Nature-based solutions create a cost-effective recreational area for residents, serving as the green heart of the project. Compact, closed courtyards are located in the southern part, while larger blocks open toward the green zone in the north, forming a unique “courtyard-park” typology with spacious open areas between buildings.
The street network follows the “Radburn” system, separating pedestrian and vehicle flows to ensure safety and comfort. Traffic is routed around the district’s perimeter, with access roads as dead-ends dedicated to parking and deliveries. Inner courtyards and parks are car-free, with access restricted to emergency and service vehicles only.
A green corridor running through the district is planned to eventually connect to the Svislač River and the Cnianskaje Reservoir, linking popular recreational areas. The project also honors local history near the site of the former “Drozdy” concentration camp, which is planned to become a memorial park.
Overall, the project combines ecology, comfortable urban living, and historical remembrance to create a unique place for both living and leisure.
